How do I pay my rent?
You can pay your rent online through the resident portal with a card or bank account. Navigate to payment options and you will be able to select either a recurring or one-time payment, as well as designate the specific card or account you would like to use for the transaction.
When is rent due?
Rent is due on the 1st of every month. Rent is considered late on the 6th of every month. You have until 11:59 PM EST on the 5th to pay without accumulating late fees.
Where do I pick up my packages?
Packages small enough will be placed in a parcel locker. The mail service will place a key in your mailbox, which will give you access to the parcel locker that your package is located in. If packages are too large to be placed in a parcel locker, they will be delivered to the leasing office. You will receive an email notification once your package is ready for pickup! Please bring a valid ID to pick up. Packages will only be held in the leasing office for 30 days, and then will be returned to the sender.

What does individual leasing mean?
An individual lease means that you are only responsible for your rental installment and not the rent of your roommate. With an individual lease, you have the rights to joint use of the common spaces and then individual rights to your bedroom and bathroom. All of our individual leases are for 12-month periods.
What is a guarantor, and do I need one?
A guarantor is an individual who signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or friend but will need to be in good financial standing and pass all necessary screenings. If you do not have a guarantor, no sweat! Douglas Heights has other qualification methods including our Guarantor Waiver Program, Pre-Paid Addendum, and self-qualification.
Do I need to bring roommates?
You are more than welcome to bring roommates with you to Douglas Heights! If you don’t have preferred roommates in mind, we provide roommate matching services. We utilize a system called RoomSync, where you can swipe through profiles and match with other residents at Douglas Heights for roommate matching.
Do I need to be a student to live here?
You do not! At Douglas Heights, we lease to anyone and everyone who meets our qualifying criteria.
What if I need to get out of my lease?
At Douglas Heights, we do not facilitate lease cancellations. You will need to relet your lease - this means you will find an individual to take over your lease. Once your relet candidate applies and is screened, we will send over reletting documents and charge our relet fee to your account. After all documents are signed and the fee is paid, we will lock in your relet agreement!
What are the policies on pets and smoking?
Douglas Heights is pet-friendly! Contact our office to chat through the process of registering your furry friendSmoking is not permitted at Douglas Heights. Smoking in your apartment or on the property will result in a violation fee.
Are the apartments furnished?
All apartments at Douglas Heights are fully furnished! Check out our Gallery tab to see pictures of your future home.
Is parking available?
Douglas Heights offers both gated garage parking and surface lot parking! To add parking to your lease, contact the leasing office. Our team will send over a parking addendum to be signed and add the appropriate charge to your account.
How close to campus are you?
Douglas Heights is 500 feet from the University of Tennessee Chattanooga’s campus!
How do I renew my lease?
If you would like to renew your lease, you will need to contact our leasing team! We can generate your renewal lease for you! Do not hesitate to contact us - if you wait too long to renew, you may not be able to renew your lease in your same space or same floor plan.
How does trash work?
We provide a valet trash service for our residents! This service is nonoptional and outlined in your lease. Valet trash will run two times per week, with the days of service dependent on the floor of the building. You will also have access to trash chutes within our community.
